Signs Worth Acting On
A roof gives warnings before it fails properly. Watching for them and acting early tends to keep the bill in the hundreds rather than the thousands.
Visible signs include slipped or cracked tiles, mortar dropping from ridge tiles, lead flashing that has lifted at the edges, daylight visible in the loft where it should not be, or tile fragments turning up in the gutter. Internal signs include staining on the ceiling, damp patches around the chimney breast, peeling wallpaper near the top of an external wall, or a musty smell in the loft.
Any of these warrants a closer look. Some will turn out to be cosmetic, but the ones that are not get worse considerably faster than people expect.
Emergency Roof Repairs
Where a roof has failed during a storm and water is entering the building, the first job is to stop the ingress with a temporary covering. We can usually attend at short notice for this and follow up with the permanent repair once the weather and the daylight allow.
When to Repair and When to Replace
A roof that has had isolated faults appearing in different areas over a number of years is usually telling its owner that the underlay and the materials have reached the end of their working life. At that point continued repair work becomes a holding action, and the maths begins to favour a full re-roof instead.
We will give an honest view on this at the survey stage. If a roof has a number of years left and can be fixed properly with a targeted repair, that is what we will quote for. If the same roof has been patched repeatedly already and another repair is going to fail within a couple of years, we will say so and provide a quotation for re-roofing as well, so the comparison is clear.
