New Roofs and Re-Roofing Across North West London, North London, East London and Essex
A roof typically lasts somewhere between fifty and a hundred years depending on the materials and how well it was installed. When it begins to fail in multiple places at once, the cost-effective decision is usually a full replacement rather than continued patching. We strip and re-cover pitched roofs of every common type across North West London, North London, East London and Essex.
When a New Roof Makes Sense
There are a handful of clear signals that a roof has reached the end of its life. Where these add up, full re-roofing usually works out cheaper over a five to ten year period than the cumulative cost of ongoing repairs.
Repeated leaks in different areas
Leaks appearing across the same roof rather than isolated to a single fault, which points to a wider failure.
Slipped, cracked or missing tiles
Tiles failing year after year rather than as a one-off following a storm.
Sagging visible from the ground
Suggesting that the roof timbers themselves have moved or weakened.
Beyond its expected lifespan
A working life that has run beyond the expected lifespan of the original materials.
Perished underlay (sarking felt)
Underlay that is no longer carrying water clear of the supporting timbers.
Broken-down ridge mortar
Mortar bedding on the ridge tiles that has broken down across the length of the roof.
What a Re-Roofing Project Involves
The existing tiles or slates come off first, along with the underlay and the battens. The roof timbers are then exposed and inspected, and any damaged rafters, purlins or other structural timbers are repaired or replaced before the new build-up goes back on.
A breathable underlay membrane is fitted next, followed by new treated battens at the correct centres for the chosen covering. Tiles or slates are laid from the eaves upwards, with attention to the hips, valleys, ridges and verges. Ridge tiles are bedded in mortar or fitted using a modern dry-ridge system, and lead flashings are renewed at every junction with a wall, chimney or roof window. Most domestic re-roofing projects run to between one and three weeks on site, weather permitting.
Materials and Specifications
Tile and slate options span clay plain tiles, concrete interlocking tiles, natural slate and reconstituted slate. The right covering depends on the pitch of the roof, the property type, planning constraints in conservation areas, and the budget. We will talk through the options honestly, with an indication of expected lifespan and cost difference between them.
Insulation is upgraded as part of any re-roof to meet current building regulations on thermal performance, with the build-up specified to suit the existing structure. Roof windows can be added or replaced at the same time, at considerably less cost than retrofitting them later.
Building Regulations and Guarantees
A full re-roof is subject to building control approval, with the work typically signed off under a competent person scheme. Insurance-backed guarantees are available on new roof installations and are issued on completion of the work.
