Flat Roof Systems We Install
EPDM rubber membrane
Supplied in single sheets that cover most domestic flat roofs without joints. EPDM has an expected lifespan of thirty to fifty years and is the system we recommend for most replacements.
GRP fibreglass
Glass-reinforced plastic laid as a continuous laminate over a timber deck. GRP gives a smooth, hard-wearing surface and an expected life of around twenty-five to thirty years.
Single-ply membrane
Membrane systems for larger commercial roofs where a different specification applies.
High-performance felt
Modern bituminous systems where a traditional finish is wanted. The materials used today are considerably better than the felt of twenty years ago.
Lead and zinc
Traditional materials for the smaller dormer and bay roofs where they are still the right choice.
Why Flat Roofs Fail
The two most common causes of failure are pooling water and movement in the substrate below. Pooling happens when the roof has been laid without enough fall, so water sits on the surface and works at the seams and around the upstands. Movement happens when the timber deck has been built without proper allowance for expansion, or when fixings have lifted over time.
A well-designed flat roof has a fall of at least 1 in 40 to a clear outlet, a sound deck with the correct fastener pattern, insulation specified to suit a warm or cold deck build-up, and detailing around upstands, gutters and roof lights that does not rely on sealant alone to hold water out.
Insulation and Building Regulations
Replacement flat roofs are subject to current building regulations on thermal performance. This usually means upgrading the insulation as part of the work, with the build-up calculated to meet the relevant U-value. We work through the regulations as part of the design and include them in the written quotation.
Replacement, Recover or Repair
Not every failing flat roof needs a full replacement. Where the underlying deck is sound and only the surface membrane has reached the end of its life, the existing system can be stripped and a new membrane laid over the same deck. Where the deck itself is wet or damaged, the roof has to be stripped back further and the timber repaired or replaced before the new membrane goes on.
For isolated leaks, a targeted repair is usually the right approach in the first instance. A small repair carried out quickly often delays a full replacement by several years. Where leaks recur or new ones appear within months of a previous repair, replacement is generally the more cost-effective decision.
